Right below this Special Report, you will find the 10 basic steps to the successful
purchase of your new home, But . . .  we ask you to read this, first:

Buying your new home should be a fun experience, :-)
however . . .  when you respond to ANY real estate listing .  .  . 
  
YOU MUST BE AWARE:

1.
The Listing agent of THAT property is responsible ONLY to the Seller!
In fact, the listing really belongs to that agent's Broker, so every person in that Broker's office has a Fiduciary Responsibility to ALWAYS ONLY protect that Seller's Interests, above all others!   

2.  If a listing- Broker's agent offers to represent you as a "Dual Agent",  just say NO! 
(It's like an attorney promising to fairly represent the defendant and the plaintiff, at the same time!  WATCH OUT!)  So-called "Dual Agency" is the stuff that lawsuits are made of!  :-(

3.
  Buyers should have a Realtor who knows  all that is possible to know about any property (or project), and who ONLY represents the buyer, YOU! (If your Realtor doesn't have those qualifications, you've got the wrong Realtor!) 

4.  A Realtor, acting as a Buyer's Representative, has a Fiduciary Responsibility to always protect the Buyer's Interests, above all others, to represent you, to protect you, and to save you money, whenever possible, throughout the transaction.  YOU WANT THIS RELATIONSHIP, IN WRITING!

When we represent you, it is with 100% of our expertise!  Our Fiduciary Responsibility is ONLY TO YOU!   In return, all we will ever ask for is YOUR loyalty!  There is no other charge! :-)

5.  Residential Buyers should not pay commission!
Buyer's-Brokers are paid,  by escrow, from the Seller's funds!

NOW:

There are basically "10" steps in order to accomplish the purchase of a home.
Each step may have several functions.

1. Selecting an Experienced and Ethical REALTOR®
It is very important to work with a REALTOR® you have confidence in, whether you are purchasing a newly built home or a resale property. Honolulu Real Estate, LLC has built its reputation on customer satisfaction, knowledge and commitment. Myron and Ceci Chang Freeman, the company's Brokers, will meet with you, personally, and evaluate your immediate needs and desires for purchasing your new home. They will discuss the loan process, create a personal profile of your requirements for purchase, and explain the Exclusive Representation of a Personal Buyers Agent, available to you as our Client.   We feel it is important to form a very special understanding and relationship in order to make home buying a pleasant and rewarding experience for you.   We will then chose a team of our experienced, licensed REALTORS® to assist you, our clients as your Personal Buyers Agents.

2. Pre-Qualify for Your Home Loan
Pre-qualifying is a very important step! Ceci will prequalify you, only to determine the affordability of your new home's price range.  Then, you will meet with a lender to determine the best terms.  Your future offer to a Seller becomes much more attractive and will stand a better chance of being accepted, with a lender's Pre-Qual Letter in our hands. Our team has the information explaining what you will need to make a loan application, later, no matter which lender you choose. We encourage you to choose a lender you are comfortable with. We can recommend several lenders, should you need help making this decision. Your Honreal Team has a vast knowledge of mortgages.

3. Establishing Your Personal Profile
When Myron & Ceci assign your own Personal Buyers Agent to you, it is specifically get to know you and be available to you, at all times, and make this a fun and educating experience. Your personal agent will find out where you want to live and the criteria you want and expect in your new home, and will set up a computerized daily search process for you.

4. Showing you Homes and Managing Your Personal Profile
Your personal agent will select numerous homes for you to view, all based on the criteria of your Personal Profile. You will be supplied you with several tools in order for your showings to be the most effective. We have spent many years developing these tools, such as: an in depth "Buyer’s Guide to Purchasing the Right Home" and checklists based on your specific profile. It is possible that your first trip out will find you the "perfect" home!  But don’t despair, if it does not … our team has built a special database for you that will search daily all new listings. You may choose to take several different approaches to the process. If you prefer, your agent can supply you with listings to drive by first. This enables you to check the neighborhoods and get a feeling of whether your profile is built correctly. A second choice (best) would be to have your personal agent set up the appointments, and get out there, to visit the properties!

As we mentioned previously, your Personal Profile (database sorting system) will sort through your criteria and print out listings that match. This profile may be changed at any time, per your request. We can email or fax these listings to you within minutes of their arrival in the MLS (Multiple Listing Service). Your personal agent is always available to you via mobile phones and voicemail. Your business and satisfaction will always be our #1 priority!

5. Once you’ve found the home of your dreams, "Making an Offer"
After you have found the home most fitting your needs, you will need to determine what offer you are willing to make. It is important to remember that the more competition for the house, the closer your offer should be to the asking price. After reviewing all the comps for comparable homes in the area, for your review, your personal agent will prepare a contract with you for submission to the listing agent and the Seller. At the time this offer is written you should be prepared to provide an Earnest Money deposit. This amount is normally between 1% -2% of the purchase price (usually $1,000.00 or more).  Your offer will be either accepted, rejected or the seller may decide to send back a "Counter Offerl".

6. Under Contract
OK, so now, your offer has been accepted! Similar to your personal agent, who got you to this stage of the process, you will be assigned your own personal Transaction Coordinator. Your highly skilled Transaction Coordinator, most often an actual Escrow Coordinator, will assist you through this time and continually keep you informed of what you will need to do in preparation for your closing. Your transaction is primarily processed. by escrow, according to specific dates and requirements written in the contract.

Examples of things to come:

  • You will proceed to make a formal loan application, probably with the lender you chose while pre-qualifying, (unless we and you have found a better lender, with better terms!).  Remember:  The cheapest money is still the same money!
  • You have the right to an inspection of the property and are required to make any requests for repairs in writing by the date stated in the contract. We can recommend several professional home inspectors.  Once the listing agent receives your request for cures or repairs, and presents it to the seller(s), they must respond to your request within the date specified as the contingency fulfillment deadline.   (Usually 10 days from acceptance).
  • Your lender should have collected (unless other arrangements were made) an appraisal fee at the time you made your loan application. The lender then orders an appraisal of the property to make sure your offer of value coordinates with the loan amount you are requesting. This procedure is also controlled by a specific date in the contract (normally is required to be performed and an evaluation back to your lender within 72 hours prior to signing the closing documents).
  • A Preliminary Title Report should be furnished for our review by a specific date in the contract. We will have a few days to review this commitment and respond to any concerns we may have regarding liens, easements, and/ or covenants and conditions to name a sampling of subjects, in order to obtain Title Insurance. Further details on Why and What is Title Insurance will be provided to you in your Buyer’s Guide.

Your personal transaction coordinator will walk you through each and every step. Your transaction coordinator's main concern and function is to prepare and update you throughout the transaction, keep communications open to your personal agent, the lender, the listing agent, the title company, your inspector and anyone else who may be involved. This person is available to you Monday through Friday during normal business hours, and don't forget:: your Personal agent is also always available. Many REALTORS®  cannot be reached for hours, sometimes days and it seems it’s always when you need them the most! You will not experience that feeling with Honreal Team Services.

7. Loan Approval
During the contract stage you and we will be in close communication with your loan officer and perhaps a loan processor at the lending company you chose. They will ask you for document after document. It is very important you respond to their requests promptly. It is the lender’s job to complete their process by the specified loan approval date on the contract. We will prepare you with a list of things you will need beforehand, but you may be asked to supply special documents or materials in order for the lender to complete your loan. This portion of the process can sometimes be very stressful and time consuming, based on findings and special needs you may have in order to process your loan. Your lender will most likely require you to have your homeowners insurance in place prior to closing (be prepared by contacting your present carrier or any one of the companies in your Buyers Guide). Keep in mind we are here to assist you in any way we can and will assist you all the way!

8. Closing day is upon us!
In preparation for the closing day…the agents for Buyers and Sellers will have set up the times, at the escrow company for the signing of closing documents and (for the Buyers) Loan document.  Plan on at least ˝ hour to 1 hour for the signing. Your lender should have furnished all your costs for your new loan to the Escrow and Title Company at least 24 - 48 hours prior to signing. The Escrow Officer will calculate closing dollar figures for both you and the Sellers based on the contract and lender requests. These figures are calculated on what we call a HUD Statement, or Settlement Statement. Once the HUD Statement is supplied to our office, your coordinator reviews it and submits it to Myron & Ceci for final review. Upon approval, the Escrow Officer will contact you with the exact amount you will need to bring to closing. This amount must be in the form a cashier’s check made out to the Escrow Company.  You will be asked to provide a form of identification; such as your driver’s license, for the Notary, at Escrow. Don’t forget!

We will, at the signing of closing documents give you a form to send to the Honolulu City & County Tax Assessor's Office, for your anticipated Tax Exemption, to be included in your next Property tax Billing. 

You will be given an official Closing Date (Date of Recordation), (just a couple of days after signing) and at which time, we will arrange to get you all the keys to your new home!

9. Taking Possession of your new home
In your contract there was a specified possession date where you take the actual physical possession of the property. It will be the seller’s responsibility to vacate the property on or before that date and also leave the property free of debris. Remember, you have the right to a pre-scheduled walk- through (must be accompanied by your personal agent) prior to closing. This will insure the sellers have kept the property in the same condition (or better) as when you wrote your offer, and to make sure any inspection items you requested, and were agreed to, by the Sellers, have been completed.

10. Keeping in Touch!
It is extremely important to our organization to keep you informed of the latest marketing conditions and activities occurring in your new neighborhood. You will receive periodic mailings such as our Newsletter, Postcards, Market Updates and other special invitations to upcoming events. We hope we have created a lasting relationship and been an intricate part of this very special experience. Please provide us with your new phone number and names of friends and family, who may have any real estate needs.
